Property Description for 310 East 49th Street, 7-H

Welcome to 310 E. 49th St. — a red brick, mid-rise cooperative in Turtle Bay! Apt. 7H is a 100 percent gut-renovated studio. The H line is widely regarded as the premium studio line in the building as it has western and southern exposures, meaning it receives direct sunlight morning and afternoon and is the largest of the studio configurations. The apartment features 6.5-inch wide-plank maple wood flooring in the living room, which has a cork underlayment to dampen all sound transmission. The living room also boasts a custom-built dresser and countertop which surrounds the air conditioner and heating unit. The rest of the unit offers 18-inch limestone flooring throughout the entrance, kitchen, bathroom and multiple closets.

In the kitchen you'll find brand-new appliances such as a GE refrigerator with two freezer drawers and more space than anyone could ever need. The GE Cafe convection microwave doubles as an oven and can be used for baking. The stovetop features double electric burners and plenty of countertop space. You’ll also have an 18-inch Bosch dishwasher and Kohler sink and faucet designed for quality. There are tremendous storage options available in the kitchen with open shelving and closed cabinetry to spare.

In the bathroom there’s a brand-new, cast-iron Kohler shower with a Moen faucet, as well as a Kohler medicine cabinet featuring front lighting integration and an exhaust fan with an integrated humidity sensor to automatically turn on when needed — the fan is whisper quiet!

All lights and locks are smart appliances with sensors in the kitchen and bathroom that turn on whenever someone enters, and the living room features controlled lighting solutions for color and brightness. This is an extensively unique and updated smart studio apartment in a luxury building with excellent amenities such as a full-time doorman, garden, laundry room, bike storage and additional private storage. You can also enjoy an escape from it all on the building's private rooftop deck!

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
