Property Description for 310 East 46th Street, 15-S

Welcome to this spacious, open loft studio with terrace on the 15th floor of Turtle Bay Towers, a luxury condop (coop with condo rules) building located at 310 East 46th Street! Oversized south-facing windows open to a wonderful planted terrace with views of the Chrysler Building and Midtown. Nine feet of closets line the entry, providing great storage for the apartment. The separate galley kitchen has a dishwasher, built-in microwave, stone floors, granite countertops, lots of cabinets and an extra set of display shelves. Low maintenance of $1300 includes heat, hot water and cooking gas. Located between the United Nations and Grand Central Station, Turtle Bay Towers is a former printing factory which was carefully converted to 338 luxury apartments, and has even won the First Honor Award from the American Institute of Architects. The building is staffed by a 24-hour doorman as well as a live-in super. Laundry is conveniently located on the 15th floor, and the building has an attached parking garage, as well as a roof deck, bike room and storage lockers available for rent. Pet friendly, pied-a-terres, guarantors and diplomats are allowed. The building functions with condo rules: board interviews are not required for transfers or rentals, unlimited subletting is allowed (with short-term allowed) and sales only require 10% down. Please allow 24 hours' notice for showings.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
