Property Description for 247 East 49th Street, 1-A

Rare garden duplex in Midtown brownstone in historic Turtle Bay. Accessible through both the parlor and ground floors, this 3 bedroom, 2 bathroom home features a large private garden where you can enjoy tranquility and entertain friends and family beneath grape vines and a southern magnolia tree more than half a century old. The previous owner, an architect who exposed the beamed ceilings of the great room and preserved period details that include a working wood- burning fireplace and gilded mirrors in the magnificent master bedroom across from the homes where Katherine Hepburn and Kurt Vonnegut lived, did not neglect the sleek efficiency of the Miele dishwasher, Wolf range, Liebherr fridge, and built in washer-dryer that exist harmoniously alongside old world details.Thirteen foot ceilings on the parlor floor, meticulously restored floors, beams, original moldings and period detail. The townhouse runs parallel to Turtle Bay Gardens, whose living luminaries work in the arts, politics, film, and finance. This is a small, family-owned building with only three other tenants who lead gracious and quiet lives.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
