Property Description for 306 East 50th Street

306 East 50th Street is a four-story townhouse located between First and Second Avenues on the cusp of Beekman Place. The building currently consists of a residential triplex with office space on the ground floor and a full-height excavated basement, and features a sprinkler system in the halls and basement. The property will be delivered vacant and ready for renovation. The subject property is located within 100 feet of the incoming Second Avenue Subway in an area zoned C1-9 which allows for an FAR of 10. Purchasers could use some of the 11,137 square feet of additional development rights to enlarge the townhouse. The property is located just blocks from the United Nations and will benefit from new luxury condominium developments on Second Avenue and increased transportation options when the Second Avenue Subway is completed. 306 East 50th Street is the perfect purchase for a user looking for a single family home, a townhouse developer, or an embassy or organization that wants to be walking distance from the United Nations.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
