Property Description for 135-137 East 45th Street

Massey Knakal Realty Services has been retained on an exclusive basis to arrange for the sale of 135-137 East 45th Street, two neighboring lots that combine to create an approximately 53,323 square foot development site on the north side of East 45th Street between Lexington and Third Avenues. This incredible assemblage features 38’ of frontage on East 45th Street in Midtown East just two blocks from Grand Central, which serves an estimated 750,000 individuals per day. The site is currently improved by two buildings, an approximately 1,949 square foot one story building at 135 East 45th Street and an approximately 4,800 square foot four story building at 137 East 45th Street. The buildings offer a combined 3 commercial units and 4 residential units; however, both will be delivered vacant, allowing a prospective developer to break ground on this incredible development opportunity immediately. 135 East 45th Street is zoned entirely C5-3, while 137 East 45th Street is split-zoned between C5-3 and C5-2.5. Additionally, the site is eligible for an Inclusionary Housing Bonus, which would allow for 12.0 FAR for residential use if utilized. The property’s close proximity to Grand Central provides convenient and accessible transportation throughout the city and greater New York metro area through the and 4, 5, 6, 7, and S subway lines, as well as through the bus system and the MetroNorth Railroad.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
