Property Description for 959 First Ave, 20-A

Perched on the 20th floor of The Sutton, the coveted A-line is finally available. Unit 20A is triple mint "barely lived in" and has the feel of brand new development. This line is most sought-after because of its expertly laid out floor-plan and magnificent unobstructed three exposures to the North, South, and West. The 1960 square foot home has three bedrooms situated off of a long entry hallway which opens up to a grand 30'x15'living and dining area. The true chef's open kitchen features Gaggenau 4-Series appliances, Espekio Blanco glass countertops and backsplash & custom cabinet by Gold & Reiss. The entire home enjoys beautiful wide-plank white oak floors. The living room is impressive with it's amazing view expanse and is punctuated with, huge black casement 6-frame paneled windows and 10' ceilings, which add to the drama of the space and allow for dawn to dusk sunlight by day, and NYC glistening vistas by night.

The primary bedroom suite is a true delight and can easily accommodate a king-sized bed and seating & features 2 large his and her walk-in closets and a lavish en suite master bath. The Calcutta marble spa master bath is enriched by herringbone-patterned marble floors, a double vanity, marble shower and deep-soaking tub. The other two bedrooms occupy the opposite side of the hallway and are separated by a secondary bathroom, with a windowed wall; also with amazing views. Both bedrooms have ample closet space. The powder room, off the foyer entry, has Nero Marquina wainscoting and Bardiglio marble floors and the Bosch stackable washer/dryer is in the adjacent closet. The real estate taxes for this unit are only $288 monthly(!!), the 421 tax abatement is in place until 2032. Built in 2016 and designed by Goldstein Hill & West Architects, The Sutton offers an unparalleled world of rich, modern finishes and handcrafted, artisanal detailing, behind a distinctive facade of individually hand-laid Roman-style brick.

The building features a 24hour doorman, on-site building manager, lobby level fitness center, children's playroom and resident lounge with fireplace and outdoor patio, bike room, laundry room and storage. Prime location offers proximity to uninterrupted waterfront paths along the East River, as well as some of the best restaurant, cafes and retail establishments. Transportation is convenient with E, M& 6 train lines, excellent bus service, including express bus to Wall Street, Citi Bikes, the FDR and 59th Street Bridge.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
