Property Description for 235 East 49th Street, 1-H

Welcome home to residence #1H, an expansive open loft located one flight up from ground level, with soaring 13.5 ft. beamed ceilings. The apartment is move-in ready and impeccably designed to maximize the usability of the space by award-winning architect Robert Garneau.

Through the gracious foyer you will find a thoughtfully renovated home, with solid oak flooring in the living room and ceramic tile in the foyer, bathroom, and kitchen. A separate loft space is perfect for a work from home office or can sleep two. Wall to wall custom closets are throughout the apartment and offer endless possibilities for storage and organization. A custom Murphy bed in the main area is concealed by floor to ceiling storage cabinets.

Sliding pocket doors allow the kitchen, bathroom, and foyer to be partitioned from the main room and create an intimate bedroom suite when the Murphy bed is opened. The living room features a TV projector and surround sound system. A custom entertainment console conceals a large flat-screen television that rises via remote control from behind an inviting ethanol fireplace. The chef's kitchen is equipped with a Smeg oven, Wolf induction cooktop, KitchenAid refrigerator and Bosch dishwasher. The spa-like bathroom boasts double sinks with deep, mirrored vanities, a walk-in stall shower with glass door, a custom chandelier, and a frosted window for privacy.

Residents have access to a beautifully landscaped roof deck, common laundry room and a part-time doorman. Pied-a-Terre, guarantors, co-purchasing and parents buying for kids are allowed, in addition to subletting for two years for the length of ownership. Conveniently located near the 6, E, M trains, and a short distance to the United Nations, Grand Central, and Midtown's best shopping, grocery markets, and retail.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
