Property Description for 240 East 55th Street, 12-B

AMAZING 300-SQUARE FOOT PRIVATE TERRACE IN THE HEART OF MIDTOWN MANHATTAN. Relax and entertain in the sun. Grow your own herbs, vegetables, and berries. Dine al fresco in this 12th floor garden oasis while watching the hummingbirds (yes, hummingbirds!). Originally a one-bedroom apartment, this penthouse-style residence is redesigned with two bedrooms – the main bedroom large enough to fit a queen or king-size bed – the second bedroom serving as an office/den and guest bedroom. Apartment 12B faces south and west with city views and sunshine in every room as well as on the 10'5 X 27'7 terrace. The living room and second bedroom have twenty feet of wall-to-wall windows enjoying beautiful vistas of the outdoor space. The open kitchen features a breakfast bar, a stainless steel 4-burner gas stove, a dishwasher, ample cabinet space, and expansive granite countertops. Attractive new light wood floors have been installed throughout. There is great closet space including a large walk-in closet. 240 East 55th Street is conveniently located between residential Sutton Place and the Midtown business district, a five-minute jog to Central Park and the East River Promenade. It has a part-time doorman, a full-time porter/handyman, and a live-in superintendent. There is a laundry room as well as a free storage room in the basement. No flip tax.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
