Property Description for 50 Park Terrace East, 4-G

One bedroom buyers, get ready to check all the boxes and then some (and ask about special financing opportunities!): ? Drawn to upstate but not ready to quit the city? ? Dream of being surrounded by green? ? In love with old-school layouts but hesitant to do work in this environment? ? Not seeing stylish renovations that meet your standards and your budget? ? A first-timer looking for closing cost coverage? Look no further. Thoughtful design combines pre-war charm with the style and substance of a modern renovation in this totally unique home. On the fourth floor of a beautifully maintained Art Deco co-op at the edge of Isham Park, this ideal east-facing one bedroom is large, light-filled, and perfectly styled, with views to the Harlem River. Kitchen and bath have been gut renovated while the classic charms of a pre-war layout, including sunken living room and built-in bookshelves, have been maintained. The king-size bedroom offers space and tranquility, with east-facing windows that greet the sunrise plus a south-facing line for gentle all-day light. The east-facing living room has space for both lounging and dining, and there are myriad configurations for entertaining and work-from-home made possible by the generous dining area (or home office, yoga room, library, etc.) that gives onto the kitchen. And let's talk about that kitchen : drool-worthy. Nearly endless counter space — marble one side and butcher block on the other — is offset by upgraded cabinets and chic hardware. A full suite of Whirpool appliances are still under warranty (including dishwasher and double-wide fridge with ice-maker). The gas range and 12" farmstyle sink make cooking a pleasure. And it all shines with recessed overhead and under-counter lighting. The windowed bathroom is likewise a tranquil oasis, renovated from the studs up, with an Aliyah soaking tub, chic materials, and thoughtful touches like built in-pegs to hold your towels at easy arm's reach. Fixtures throughout the house have been updated, and hardware replaced. All you have to do is move in and enjoy! 50 Park Terrace East is an immaculately maintained and warmly loved co-operative, with elevator, central laundry, bike storage, and an attentive live-in super and porter on-site. 2% flip tax paid by buyer; two years of subletting allowed with board approval. Enjoy immediate proximity to the A and 1 trains, the Saturday Green Market, and local favorites like Buunni Coffee and Indian Road Cafe – all, of course, surrounded by the green parks and shining stretch of Hudson that make Inwood such an oasis. First Republic offers $2,500 lender credit toward closing costs for qualifying first time buyers, and Citi's HomeRun program offers qualifying buyers making <$118,000 a preferential interest rate and $7,500 towards closing costs.

Inwood | Manhattan

Quick Profile

Inwood isn’t at all like those trendy acronymed neighborhoods further downtown and it doesn’t quite have a notable claim to fame but there is something especially charming about this predominantly Dominican neighborhood. It’s family-oriented with mom and pop shops, hookah bars, sports facilities, recreational venues and ethhnic eateries.

Inwood is the northernmost neighborhood of Manhattan. Any further north and you’ll be in the Bronx. It’s bounded by The Harlem River, which snakes around to its east and north side, The Hudson River and Inwood Hill Park to the west, and Fort George, an enclave of Washington Heights, to the south.

Rivers, hills and green spaces surround the neighborhood and the building height restrictions give it a suburban feel even though it's still part of the borough of Manhattan. Inwood, it’s the best of both worlds.
