Property Description for 310 East 46th Street, 15-L

Sun Splashed high floor LOFT One Bedroom with SOARING 12' beamed ceilings and serene Water and Open City views.

15L's sprawling layout is highlighted by the dramatic 33'+ long living and dining room that's washed in natural light all day from it's East facing exposure and oversized windows. A picturesque brick accent wall harkens back to the industrial origins of the building and adds significant character.

The sizeable bedroom can accommodate a King or Queen bed with dual end tables and a dresser as well as featuring a full wall of closets that will house a substantial wardrobe for up to two occupants comfortably.

The pristine white galley kitchen features classic white subway tile and granite countertops. There is potential to renovate the kitchen in this L line into a more open concept style with breakfast bar. If kept as is, there is also the option to enclose the dining area into a flex office/den.

One of the undoubted highlights of the apartment is the GORGEOUSLY renovated bathroom, adorned with hexagonal Calacatta Marble tiles, a dual sink vanity with gold accented faucets and matching contemporary lighting as well as built in glass shelving and a small linen closet.

The apartment features a veritable abundance of custom storage options overall including a custom built-in bookshelf in the living room, a large free standing pantry storage unit in the rear hallway and custom build outs in the closets in the bedroom, dining room, coat closet and rear hallway.

Turtle Bay Towers is a popular pre-war CONDOP (co-op with condo rules) industrial loft conversion with Soho/Dumbo vibes that has a gracious amenity package including an art deco lobby, 24 hour doorman, live in super, in building GARAGE, laundry on floors 3-18, storage, bike storage and a beautiful roof deck with expansive views of the midtown skyline and it's most iconic skyscrapers. Investors, pied-a-terre and Subletting are welcome (open sublets from day 1).

Turtle Bay and Midtown East has become an increasingly popular destination with it's access to the United Nations, Grand Central and other public transportation options as well as it's growing dining and nightlife options including Smith and Wolensky, The Grill, Ophelia Rooftop Lounge, The Smith, Hillstone, Sugarfish, La Pecora Bianca, Da Rafelle, Avra Estiatorio, Totto Ramen and more. The Dag Hammarskjold Plaza Greenmarket, located just around the corner and open every Wednesday, adds to the charming allure of this locale.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
