Property Description for 247 East 49th Street, 1-A

Graceful Midtown Garden Duplex with Private Garden Oasis
Available April 1 / Pets allowed

A rare find in historic Turtle Bay, this charming garden duplex is nestled within a classic Midtown brownstone on a picturesque tree-lined street. Spanning both the parlor and ground floors, this versatile residence can function as a two bedroom plus ideal home office or second living room/den or three bedroom. The highlight is the coveted private garden, a serene retreat shaded by grapevines and a southern magnolia tree more than half a century old.

Offering a seamless blend of old-world elegance and modern conveniences, the home showcases beautifully preserved pre-war details, including beamed ceilings in the great room, a working wood-burning fireplace and gilded mirrors in the grand primary bedroom, located just across the street from the former residences of Katherine Hepburn and Kurt Vonnegut. While rich in character, the home is also equipped with top-tier appliances, including a Miele dishwasher, Wolf range, Liebherr refrigerator, and a built-in washer-dryer.

The parlor floor boasts soaring 13 foot ceilings, restored hardwood floors, original moldings and intricate craftsmanship throughout. Situated parallel to Turtle Bay Gardens, this coveted location has long attracted distinguished figures from the worlds of art, politics, film, and finance.

Pets allowed, subject to approval. Easy and quick approval process. All measurements and square footages are approximate and all information should be confirmed by customer.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
