Property Description for 309 East 49th Street, PH-1

Stunning Duplex Penthouse with Panoramic City Views and Three Private Terraces presented exclusively by Mary Anne Cotter and Susan Sterk of Douglas Elliman, New York City

Nestled on a peaceful, tree-lined block in Turtle Bay, this dramatic duplex penthouse is the definition of urban sanctuary. Spanning two sun-drenched levels and offering north, south, east, and west exposures, this loft-like residence showcases breathtaking city vistas from every angle-literally bringing Manhattan into your living room.

Designed for both comfort and impact, the entry opens to a striking double-height living room anchored by a sweeping, sculptural staircase-an architectural centerpiece perfect for grand entertaining or everyday elegance. Three private terraces invite you to sip morning coffee, host candlelit dinners, or simply unwind above the city buzz.

The chef's kitchen is outfitted with imported limestone countertops, a Sub-Zero refrigerator, Thermador range, hidden Asko dishwasher, and custom cabinetry-blending sleek design with serious function. The dining area and adjacent living spaces flow seamlessly for easy entertaining.

Retreat to a serene primary suite featuring custom-built his-and-hers walk-in closets, rich mahogany finishes, and a spa-like marble bath with a jacuzzi, steam shower, and sleek glass enclosure. A flexible floorplan allows for a third bedroom, media room, or office-whatever suits your lifestyle. Thoughtfully integrated built-ins and walk-in closets offer abundant storage throughout, along with a convenient in-unit washer/dryer.

All of this in a full-service building with a 24-hour doorman, on-site garage, and easy access to top-tier dining like Sparks Steak House and Megu Midtown, luxury shopping, and multiple transportation options.

Whether you are watching the sunset from your terrace, relaxing in the jacuzzi, or entertaining under the stars, this rare penthouse offers the perfect blend of privacy, luxury, and location.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
