Property Description for 88 Greenwich Street, 1014

Want to find out why Streeteasy rated FiDi the "Top Neighborhood to Watch" for 2026? This unique and luxurious apartment should be your first stop! Apt. 1014 is a rare and highly flexible alcove studio layout: the alcove is set off a hallway, and not part of the entry foyer, offering privacy and optimizing the flow. It sprawls over 735 square feet with lofty high ceilings, beautiful hardwood flooring, and generous closet space. Only 6 of these '14' line layouts were renovated by the original sponsor, and they rarely come to market. With some reconfiguring, the buyer could potentially convert the layout to accommodate two distinct sleeping areas. The options are exciting at this price point! Enter into a wide gallery that flows past the oversized walk-in closet, and then the large sleeping/home office alcove: you may choose to add a sliding door to make this a more private space, as it has its own heat/cool zone. The stylish and highly functional kitchen is open to the massive great room, and features sleek black countertops, handsome walnut cabinets lining the walls, a black glass backsplash matching the countertops, and appliances including a Sub-Zero refrigerator, Fisher & Paykel double-drawer dishwashers, and a Viking range. The massive great room is dominated by two oversized windows facing north, over quiet Rector Street. Enjoy the scale as it is, or section off part of it for a sleeping nook / home office. Clad in pale marble, the bath features a dark lava stone floor, a tropical rain shower head, and a Kohler soaking tub. It also has an elegant wood vanity, warm lighting, and pretty glass shelving for storage or display. Residents at the Greenwich Club have exclusive access to premium amenities: a state-of-the-art gym, which is continually upgraded; the library – with its grand piano and wall of books, billiards, and media room; a 24-hour doorman, valet service for housekeeping, dry- cleaning/tailoring, and packages. The building's lounge, the Harbor Room on the 24th floor, has a full kitchen, cable TV, and stunning views of the Hudson, NY harbor and the downtown skyline. The Harbor Room is available to owners to reserve for private events. All the common spaces are Wi-Fi enabled, and residents have an on-site business center and cold storage. There is a laundry room on every floor.? The west-FiDi location is ideal for access to the Hudson River Parks and Seaport Attractions and is just two blocks from major subway express and PATH trains. Bountiful shopping options abound: Oculus Mall, The Fulton Transportation Center, Eataly, and Whole Foods are just 1 block away. Reach out to schedule your private tour today! Please note: Taxes with the STAR abatement would be $723 per month. Owner-occupiers qualify for this tax rate. There is currently an assessment in place of $233/month for elevator modernization that runs through October 2028.

Financial District | Manhattan

Quick Profile

The Financial District (FiDi) today is a bit of a hybrid neighborhood, as the residential component continues to grow in an area that has been historically dominated by the financial and insurance industries. The residential experiment, which began more than two decades ago, continues to evolve in an area with a large concentration of older, large office buildings. Developers have taken to these aged buildings and have re-positioned them as residential properties. In turn, the public spaces, services and retail establishments needed for a thriving residential neighborhood have followed making this an important destination for city residents.

Since 2000, the residential population of the Financial District has nearly tripled in size from about 23,000 residents to more than 60,000 inhabitants. Many of the residential pioneers to FiDi were people attracted to the lower rents in the neighborhood, particularly the post-collegiate crowd. While the millennials still maintain a large footprint here, there are plenty of families that now consider the Wall Street area home.

Many of those that live in the Financial District walk to work. If you reside here and need to commute elsewhere, the transportation from here is about as good as it gets. Express trains can take you to Midtown, either east or west, in twenty minutes. Brooklyn is but a single subway stop away. There are also ferries across to Brooklyn, Queens and Staten Island.
