Property Description for 301 East 48th Street, 15/16G

Suburban Scale. Midtown Address.

Welcome to Residence 15/16G at 301 East 48th Street-a rare duplex that delivers true house-like living in the heart of Midtown.

Perched 15 floors above 48th Street, this is not a typical Manhattan apartment. It offers the scale, separation, and livability rarely found in New York City. Featuring 11 closets, two full floors, private outdoor space, and on-site parking, this is as close as you can get to Westchester-style living without leaving the city (and if you ever wanted to, Grand Central Terminal is just moments away).

Enter on the 15th floor through a proper entry foyer, anchored by two closets - one an oversized walk-in - before the home opens into a sprawling living level. The great room is both expansive and practical, with a true living area and a separate dining space that connects seamlessly to the kitchen.

The kitchen is designed to match the scale of the home, with generous counter space, extensive storage, and a full suite of top-tier appliances including a Sub-Zero refrigerator, Thermador range, Miele dishwasher, and a dedicated wine fridge.

Just off the living space, a private terrace extends the footprint and offers skyline views-an easy, everyday outdoor moment. A powder room for guests completes this level.

Upstairs, the home shifts into a more private setting. Two true king-sized bedrooms and two bathrooms sit on their own level, fully removed from the entertaining space below. Both bedrooms offer excellent proportions and strong closet space, while the primary suite features an ensuite bath.

Boasting city-quiet windows throughout and a myriad of recent improvements (including new light fixtures, medicine cabinets, paint, and refinished original hardwood floors on the second level), #15/16G is ready for its next owner.

301 East 48th Street is a full-service cooperative with 24/7 door staff, a live-in superintendent, on-site laundry and parking (available at a discounted rate for shareholders), and a furnished roof deck with sweeping city and East River views.

The building offers uncommon flexibility, allowing up to 80% financing, pied-à-terres, gifting, parental purchasing, subletting, pets, and installation of a washer/dryer (all with board approval).

There are currently two assessments in place. One special assessment for $732.64/month which expires in June 2027 and a capital assessment of $94.65/month.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
