Property Description for 245 East 52nd Street

Tucked along a charming stretch of Midtown East, 245 East 52nd Street presents a rare and highly flexible townhouse opportunity-thoughtfully configured as two expansive triplex residences, one occupying the lower floors and the other the upper. This "smart split" layout offers a natural balance: ideal for an owner seeking a live-with-income setup, a multigenerational residence, or an investor looking for strong, adaptable cash flow.

Each triplex lives like a true home rather than a typical apartment. The lower residence enjoys a grounded, private feel with seamless access to outdoor space, while the upper triplex rises above the city with light, air, and skyline perspectives. Both units benefit from generous proportions, multiple bedrooms, and a sense of separation that makes them equally compelling in their own right.
A standout feature-rare even among townhouses-is the commercial-grade elevator, providing effortless access to every level of the home. It's a quiet but powerful advantage, opening the door to a wide range of uses, from luxury rental configurations to a seamless single-family conversion.

What makes this property particularly compelling is its versatility. Keep the current two-unit layout and enjoy immediate usability, or reimagine the entire building into a grand single-family residence.

In a neighborhood defined by proximity-to the United Nations, Midtown offices, and the East River-this townhouse sits at the intersection of convenience and opportunity. Whether you're an end-user, investor, or developer, 245 East 52nd Street offers a canvas that adapts to your vision, with scale, infrastructure, and flexibility already in place.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
