It has northern exposure with open views and light. There are two windows in the living area and one window in the kitchen and one in the bathroom. The entry foyer has a floor to ceiling walk-in closet and a grand arch that separates the living area from the entrance. A smaller archway separates the kitchen from the entry foyer. The windowed kitchen has ample counter space, storage and a stainless steel refrigerator. A petite dining area is in front. The space that was divided to make a sleeping area accommodates a queen size bed. The larger area was made into a gracious living room. Before entering the windowed bathroom there is a space that can be used as a home office and/or a dressing area. It has two floor to ceiling closets. The prewar details in the bathroom has been maintained.

The elevator building is setback and has seasonal roses flourishing on trelises in front of the 3015-3017 buildings. A hand laid Italian brick pathway leads to the elevator building with an intercom. It is surrounded with seasonal flora, trees, plants and shrubs. The Art Deco lobby has the original stone floors and a period staircase that ascends to the top floor. There is a laundry and individual storage (outside vendor) in the basement. The assistant to the super lives-in. Heat and hot water is included. SORRY NO DOGS. Cats are welcome.

The bus stops for the jitney to the Metro North, MTA local and express buses are across the street. The #1subway is three blocks east of the avenue. The building is adjacent to an intimate and famous park. You are a short distance to the Riverdale, Johnson and Broadway shopping streets, Starbucks, gyms, Riverdale Spa, Riverdale Tennis, indoor and outdoor parking across the street and on W. 231st street, street parking, Manhattan college, JFK H.S., International charter, elementary and middle schools. There is a five minute drive or bus ride to Manhattan College, Riverdale Country, Ethical Culture, Horace Mann and Fieldston.

While the grid layout of the rest of the city makes it easy to find your way from here to there, Riverdale chose to forego that structure, choosing instead to let the verdant streets twist and wind their way around natural obstacles in designs by Frederick Law Olmsted, of Central Park fame. Some streets are divided, with traffic in one direction being at an entirely different level than traffic headed the opposite way on the same street. This quirkiness adds a certain charm to this neighborhood.
