Property Description for 310 East 46th Street, 3-N

Authentic Loft Living with Soaring Ceilings Before Manhattan apartments became efficient...they were inspiring. Residence 3N is the kind of authentic New York loft that buyers spend years hoping to find - dramatic beamed ceilings over 12 feet high, oversized windows framed by leafy views, expansive open living spaces, and architectural volume that simply can't be replicated in modern construction. Unlike conventional apartments, this loft invites you to create distinct spaces for living, dining, entertaining, and working, while maintaining the openness and architectural character that loft enthusiasts love. Every corner has been thoughtfully curated to demonstrate just how beautifully this home lives, creating an atmosphere that is warm, inviting, and stylish. Natural light pours through oversized south facing windows, highlighting the loft's expansive volume and authentic details.. Whether you're hosting friends, enjoying a quiet evening at home, or working remotely, the flexible floor plan adapts seamlessly to your lifestyle. The kitchen blends functionality, generous workspace and storage for everyday living, while the spacious bathroom and abundant closets add a level of practicality rarely found in loft residences. Art lovers will love the art gallery entrance, perfect for your favorite pieces. Located within the iconic Turtle Bay Towers, residents enjoy the convenience of a full-time doorman, live-in resident manager, rooftop terrace with skyline views, pet friendly and laundry facilities conveniently located on residential floors. As a highly desirable condop, the building offers exceptional flexibility, welcoming pieds-à-terre, investors, diplomats, gifting, and parents purchasing for children - all without the traditional board interview required by many Manhattan buildings. Perfectly situated in the heart of Turtle Bay, you'll enjoy a quieter side of Midtown while remaining moments from Grand Central Terminal, the United Nations, the East River Esplanade, and Dag Hammarskjöld Plaza's beloved weekly Greenmarket. Michelin-starred restaurants, neighborhood cafés, Whole Foods, and excellent transportation options are all within easy reach, placing the very best of Manhattan right outside your door. This isn't simply another apartment. It's authentic loft living - rich with character, beautifully designed, and ready for its next chapter. Current monthly assessment of $194.85 through December 2028.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
