Property Description for 244 East 52nd Street, TH

TOWNHOUSE-SCALE MAISONETTE 1,400+ SF PRIVATE GARDEN EXTRAORDINARY FLEXIBILITY

A true townhouse experience with the convenience of condominium living, the Maisonette at Minuet offers a rare combination of scale, privacy, outdoor space, and flexibility.

Spanning more than 3,000 square feet across two levels, the residence is anchored by an extraordinary 1,400+ square foot private garden-among the largest private outdoor spaces of its kind in Midtown. Nearly the scale of a small urban playing field, the garden provides room for multiple entertaining and dining areas, children's recreation, landscaping, and outdoor lounging-all completely private and removed from the street.

The main level features three bedrooms, two-and-a-half baths, an expansive living and dining area, and direct access to the garden. Every bedroom faces the private garden, creating an exceptionally quiet setting with beautiful southern light.

The oversized kitchen is designed for both everyday living and entertaining, with custom BOTTEGA cabinetry, Taj Mahal quartzite surfaces, integrated Miele appliances, and a substantial breakfast bar.

The windowed lower level dramatically expands the possibilities of the home. Currently configured as a second living and recreation space, its scale and natural light provide tremendous flexibility to create additional bedrooms, home offices, a media room, playroom, gym, or guest accommodations while retaining a second windowed living room. A second powder room and oversized laundry room complete the level.

The result is a residence that can live far beyond a conventional three-bedroom, with two substantial living areas, multiple windowed rooms, more than 4,400 square feet of combined indoor and private outdoor space, and remarkable flexibility as needs evolve.

The primary suite features a walk-in closet and marble bath with radiant-heated floors and custom BOTTEGA vanity. Additional details include 9-foot+ ceilings, oversized high-performance windows, wide-plank white oak flooring, multi-zone HVAC, smart-home pre-wiring, and full-size Miele laundry.

Minuet is an intimate collection of only 15 residences on a quiet, tree-lined block at the crossroads of Sutton Place and Turtle Bay, offering an attended lobby with virtual doorman service, fitness center and movement studio, landscaped rooftop, bicycle storage, and private storage available for purchase.

The complete offering terms are in an offering plan available from Sponsor. File No. CD20-0034. Sponsor: 244 E 52 OWNER LLC c/o Minrav Development, 540 Madison Avenue Suite 16B, New York, NY 10022. Equal Housing Opportunity.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
