Property Description for 418 East 59th Street, PH-A

Deal of the Century! An Extraordinary Penthouse Opportunity at The Grand Sutton
Rarely does a penthouse offering this combination of space, views, outdoor living, and flexibility come to market at such a compelling value.
Perched atop The Grand Sutton, this striking duplex offers approximately 2,100 square feet with spectacular exposures overlooking the East River and Manhattan skyline. From the Chrysler Building to the Empire State Building, the views provide an ever-changing backdrop from day into night.
The main level features a spacious living area with access to a private balcony and open northern views. The well-appointed kitchen includes premium Viking, Miele, and Fisher & Paykel appliances, including a gas cooktop, wall oven, microwave, generous refrigeration, wine storage, and the convenience of an in-unit washer and dryer.
Two generously sized bedrooms are located on this level, both with private en-suite bathrooms. The primary suite is particularly impressive, offering dramatic river and Midtown skyline views from both the bedroom and bath. A separate guest powder room completes the floor.
A sculptural curved staircase leads to the upper level, designed for entertaining and relaxation. At its center is a spectacular glass-enclosed solarium , flooded with natural light and surrounded by panoramic city and river views. Beyond it, a sunken den flows directly onto an expansive south-facing private terrace -an exceptional setting for entertaining, dining outdoors, or simply watching Manhattan illuminate after sunset.
The upper level also provides valuable additional space that currently functions as a third bedroom , complete with multiple fitted closets and excellent storage.
The Grand Sutton combines the privacy of an intimate residence with the conveniences of a full-service Manhattan building. With only two apartments per floor, residents enjoy 24-hour doorman and concierge service, a fitness center, landscaped courtyard, live-in superintendent, and an adjacent parking garage.
The building offers unusually flexible ownership policies for a co-op, including guarantors, co-purchasers, pied-à-terre ownership, and subletting. Pets are welcome, and there is no land lease .
Ideally situated across from Trader Joe's and Guastavino's , the residence enjoys an exceptionally convenient Midtown East location, with dining, shopping, transportation, and neighborhood amenities just moments away.
Please note: A capital assessment of $1,608.24 per month is currently payable in addition to the monthly maintenance through December 2026 .
A true penthouse experience offering two private outdoor spaces, extraordinary river and skyline views, exceptional interior space, and remarkable value in one of Manhattan's most convenient locations.

Sutton Place | Manhattan

Quick Profile

Sutton Place is usually described with favorable words like charming, cozy, great neighborhood, hidden gem, sanctuary, or even small village inside a big city. Those descriptions aren’t from real estate folks either, they’re from the people that live and work there, so it must be true.

The quiet and upscale neighborhood is more like an enclave. It’s bounded by East 53rd Street to the south, East 59th Street to the North, First Avenue to the west, and the East River to the east. Most residents will tell you that everything you’ll ever need is located in the neighborhood. When it’s time to venture out into the cityscape, Sutton Place is within easy reach to Midtown and cultural attractions like the Museum of Modern Art, Rockefeller Center, Central Park and other iconic sites.

Manhattan has always had notable celebrity residents. But for unknown reasons, Sutton Place has had more than its share of superstars over the years. Some of the more iconic celebs include: Marilyn Monroe and Arthur Miller, Freddie Mercury, Sigourney Weaver, Joan Crawford, Michael Jackson and sister Latoya (Just for one summer).

Sutton Place is named after Effingham B. Sutton, a shipping merchant and entrepreneur. After hitting it big in the California gold rush, Sutton built brownstones along East 57th and East 58th streets with aspirations of making the section more residential. Poverty and crime dashed his dreams. The street gangs that hung out along the dead-ends and cul-de-sacs added to the neighborhood’s decay. Sutton was about to give up on his development endeavors but the Vanderbilt’s and the Morgan’s showed up in the 1920s and transformed the neighborhood. It soon became a wealthy enclave.
