Property Description for 301 East 48th Street, 10-G

Turnkey Two-Bedroom with Den in Turtle Bay!

Residence 10G at 301 East 48th Street represents exceptional value in the heart of Manhattan. Thoughtfully renovated from top to bottom, this spacious Junior 4 has been reconfigured into a two-bedroom, one-bathroom home with a separate den (legally a one-bedroom).
Enter through a proper foyer and into the oversized, sunken living room, offering ample space for a full living room setup and a dining area large enough to entertain friends and loved ones.

Just off the living room is a versatile den, perfectly suited for a home office, sitting area, or easily enclosed to create a third sleeping area.

Overlooking the living room is the beautifully renovated, open-concept kitchen, complete with a full suite of stainless steel appliances, generous counter space, and a breakfast bar for casual dining.

Directly off the living room is the second bedroom, which can comfortably accommodate a queen-sized bed and would function equally well as a nursery or home office.
Down the hall, the expansive primary bedroom offers more than enough space for a king-sized bed, a desk, and additional furniture. Across the hall is the beautifully renovated bathroom, featuring spa-like finishes and a clean, contemporary aesthetic.
With bright western exposure, an impressive seven closets (including three walk-ins!), and thoughtful upgrades throughout (including motorized shades), Residence 10G offers a combination of space, functionality, and finish that is increasingly difficult to find at this price point.

301 East 48th Street is a full-service cooperative offering 24-hour door staff, a live-in superintendent, on-site laundry, and on-site parking. Residents also enjoy a furnished roof deck with sweeping city and East River views.

The building offers uncommon flexibility, permitting up to 80% financing, pied-à-terre ownership, gifting, parental purchasing, subletting, and pets.
Please Note:
1. There are currently two assessments in place: a special assessment of $427.28/month, which expires in June 2027, and a capital assessment of $55.20/month.
2. Artwork has been virtually added to select photographs. All furniture, finishes, and other features are depicted as they appear in the actual residence unless indicated otherwise.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.
