Property Description for 959 First Ave, 22-A

A rare high-floor offering at The Sutton, this 1,959 sq ft three-bedroom, two-and-a-half-bath residence embodies the refined sensibility that defines The Sutton's celebrated "modern vintage" aesthetic.

Soaring 10-foot ceilings and the building's signature casement windows frame sweeping, triple-exposure city and river views that pour through every principal room. An entrance foyer and gallery usher you into a gracious living and dining room that commands the full sweep of the wraparound panorama - a coveted A-line perspective that is simply unmatched at this address.

The open kitchen is a study in considered craftsmanship: custom millwork, a luminous polished glass countertop and backsplash, and ribbed glass-fronted cabinetry compose an environment as beautiful as it is functional. Appliances are by Gaggenau throughout, with a fully vented range and Summit wine cooler appointed for effortless entertaining.

The primary suite commands the entire western wing - a private retreat anchored by two walk-in closets, one windowed, and a spa-caliber bath finished in herringbone marble with Waterworks fixtures throughout. Two generously proportioned secondary bedrooms occupy the eastern wing, each enjoying open exposures and sharing an elegantly appointed windowed bath with soaking tub.

A guest powder room, Bosch washer, and separate vented dryer complete the residence. Custom shades are fitted throughout.
Residents of The Sutton enjoy a curated suite of amenities: a sun-drenched lounge with fireplace, a landscaped courtyard garden, a fitness center, playroom, and 24-hour attended lobby. The location offers the rare combination of Sutton Place's storied tranquility alongside effortless access to Midtown's offices, culture, and transit corridors.

No pets permitted.

Turtle Bay | Manhattan

Quick Profile

Turtle Bay is best known for hosting the world’s dignitaries at United Nations once a year as the world institution sits on the eastern edge of the neighborhood along the East River.

But this midtown location offers a lot more, a bustling neighborhood teeming with high-rise apartment buildings and an easy walk to the Midtown business district.

Over the past two decades, developers have assembled almost every corner development site along Second Avenue and have built straight up. Not much left to assemble.

Some of the more glamorous, and of course most expensive, addresses are in close proximity to the United Nations. Trump World Tower, which caused a big stir with area residents, in particular, Walter Cronkite, when it was built sits just north of the United Nations Grounds.

In contrast to the proliferation of the residential highrise, Turtle Bay does have some lovely tree-lined streets between the avenues. In particular, Turtle Bay Gardens, which fronts both 48th Street and 49th Street between Third and Second Avenue has always been a haven for the rich and famous.

Grandeur on Lower Fifth, The Grand Madison – 225 Fifth Ave

The landmarked Grand Madison condominium at 225 Fifth Avenue, on the northern edge of Madison Square Park, displays hypnotizing architectural features. The exterior windows of this massive brick and limestone structure play in staccato, giving off an aesthetic reminiscent of a typewriter, with its steady rhythms and robust countenance. Completed in 1907, this Renaissance Reviva...
